English couple holiday flat in Salou, Tarragona

Late Spring, we were approached by a mature English couple in their late 50’s Looking for a place to winter in the Sun and future retire to home. They were looking for a small house or a ground floor apartment close to the beach in the centre of Salou.

They had a budget of €140k about £100k. Unfortunately, there is not much choice in houses and bungalows in this price range. Although we searched for both as instructed, our main focus was apartments with sea view for sale privately.

Following many hours of searching the Internet, we established a long list of 43 properties to inspect and after much legwork, we reduce this to 8 for our clients viewing. They came out at the end of July to view and soon fell in love with a 2 bedroom, second-floor apartment on Cape Salou overlooking the sea asking price €98,000.

Shortly after our clients returned to England we received instructions to proceed, we acquired the property for €94.25k.well within budget.

Buying without seeing

In July, we received a Commission from a Spanish Engineer working in India to search for a holiday home for his family to enjoy on the Costa Dorada with a maximum budget of €100k (£70.5k).

Having apprised 17 properties we found the perfect 2 bedroom property with a shared swimming pool for an asking price €95k (£67k). In Miami close to the famous, exclusive golf course of Bon Mont and only 5 minutes from the beaches of Cambrils. After viewing our video and reports, we received instructions to negotiate.

Following 3 or 4 meetings with the vendors, we finally agreed a purchase price of €75K (£53K) Our client was delighted with the news and instructed us to proceed with the purchase immediately. Further negotiations on his behalf led to him taking over the existing mortgage, avoiding the expense and need to arrange a new mortgage. When he finally saw his purchase he was so happy he sent Llum a gift to demonstrate his appreciation.

Romance in Tarraco

We were contacted Later in August by a mature Danish couple, they had recently made a 24-hourvisit to the city of Tarragona and fallen in love with the romantic charm of the old Romans city.

They instructed us to search for a two bedroom apartment with a maximum budget of €150K (£105k). We appraised over 79 properties, sending reports, photos and videos to Denmark.

We always focus our initial search on properties that are being sold privately, (by their owners) so our clients avoid the real estate’s commission of between 5% and 10% which is normal here in Spain.

The third appraisal was a five bedroom apartment in the heart of the old city for asking price €120k (£84.5). Although this apartment fell well outside our client’s criteria, it had a very special energy, and it was for sale privately.

Our client arrived early in October; we then spent three and a half intensive days viewing apartment’s, but they fell in love with number 3!! So much, they were happy to pay the full asking price. However, before their departure back to Denmark they instructed us to negotiate the best price and terms and conditions of purchase.

Over the following days, we met with the vendor’s family and negotiated a purchase price of €105 K, (£74.5k) which our patrons were delighted to accept. We are currently redesigning the internal layout of the apartment and negotiating the appropriate approvals from the local authority.
